German Developers Introduce Cloud One Hotel & Residences to Wynwood

Wynwood is welcoming a new addition to its vibrant urban landscape with the upcoming launch of The Cloud One Hotel & Residences Wynwood. Spearheaded by German developers Ralf Büschl and Sebastian Lüdke, this mixed-use condo-hotel project combines modern living with luxury hospitality. The development is part of a broader expansion of the Cloud One hotel brand, which currently has one U.S. location in New York City.

Prime Location and Project Overview

Located at 2215 Northwest First Place, the development will occupy nearly one acre in the heart of Wynwood. The eight-story building will house 85 condo residences and a 214-key hotel. Designed by acclaimed firms HWKN Architecture and ODP Architects, the project brings together sleek architecture, artistic flair, and world-class amenities.

Luxury Residences with Hotel Amenities

The top three floors of the building will be reserved for residential condos, including 15 duplex penthouses featuring ceilings up to 22 feet high. Buyers can choose from a variety of floor plans, ranging from studios to three-bedroom units. Pricing starts in the high $500,000s, with an average of $1,250 per square foot.

Condo owners will enjoy their own private lobby and full access to hotel-style amenities, including a rooftop pool and bar, a fitness center, and room service. The building will also feature a rooftop food and beverage concept, curated murals by Goldman Global Arts, and ground-floor retail space, including the potential for a boutique grocery store.

Short-Term Rental Flexibility and Investment Appeal

Wynwood has become a hotspot for real estate investors seeking short-term rental-friendly properties, and Cloud One is no exception. The project is designed to appeal to buyers interested in Airbnb-style rentals, with a mix of tourism-driven demand and growing commercial activity in the area.

A Growing Brand with Global Ambitions

Both Büschl and Lüdke are personally invested in the project and plan to expand the Cloud One brand across the United States. Future developments may be launched in Miami Beach, West Palm Beach, Nashville, and New York, building on the Wynwood flagship’s success.

Construction Timeline and Design Partners

The development site was previously owned by real estate investor and former Miami Beach Mayor Philip Levine, who sold it for $24 million in 2023. Demolition of the former Whale & Star building is already complete, and construction is expected to begin by the end of 2025 or early 2026.

The project team includes Fortis Design + Build as development manager and March and White Design for interiors, adding international design credibility to the already prestigious collaboration.

A New Landmark for Wynwood

With its art-forward design, luxurious amenities, and investment-friendly flexibility, Cloud One Hotel & Residences Wynwood is set to become a standout project in Miami’s preconstruction landscape. It brings together European hospitality, Miami’s creative energy, and a new era of accessible luxury living in one of the city’s most dynamic neighborhoods.
