A stunning $105 million real estate deal in one of the world’s most exclusive enclaves is fueling speculation that Jeff Bezos, founder of Amazon and one of the richest men alive, is expanding his footprint in Indian Creek Village—often dubbed the “Billionaire Bunker.”
The Mysterious Sale
According to The Real Deal, the waterfront lot at 9 Indian Creek Island Road sold for $105 million to a land trust managed by attorney Joe Hernandez of Bilzin Sumberg. The seller, SMM Sunny Holding LLC, tied to Mikhail and Mariana Peleg, had listed the 1.8-acre parcel for as high as $200 million last December. Most recently, it was asking $130 million through Ilya Reznik of the Reznik Group.
The sale marks a massive appreciation: the same property was purchased in 2018 for just $27.5 million.
Could Bezos Be the Buyer?
While the buyer’s identity has not been officially confirmed, clues strongly suggest Bezos might be behind the transaction:
- The real estate agent representing the buyer is Celine Klepach, daughter of Indian Creek’s mayor Benny Klepach—the same agent involved in Bezos’ previous acquisitions on the island.
- Klepach was reportedly the straw buyer for Bezos’ $79 million purchase of the neighboring 12 Indian Creek Island Road, which led to a lawsuit against brokerage Douglas Elliman.
- Bezos’ previous transactions were made through land trusts and involved attorneys and firms also connected to this latest deal.
Adding fuel to the speculation: Bezos was recently spotted arriving in Miami by helicopter and transferring to a boat—likely en route to one of his Indian Creek estates.
A Growing Empire
This potential new acquisition would mark Bezos’ fourth property on Indian Creek. His holdings already include:
- 11 Indian Creek Island Road – Purchased in 2023 for $68 million
- 12 Indian Creek Island Road – Purchased later that year for $79 million
- 28 Indian Creek Island Road – Acquired for $87 million
Together, the properties represent 6.4 acres of prime waterfront land. Sources have previously said Bezos intends to build a massive estate combining lots 11 and 12.

Indian Creek Village is a highly secured, 300-acre private island with only 41 residential lots, its own police force, and a private golf course. Bezos’ neighbors include:
