Amid a surge of development in Bay Harbor Islands, Chilean developer VDA Origin | Miami has secured a $30.5 million construction loan for Origin Residences by Artefacto, a boutique waterfront condo project already generating strong presales activity.
Backed by New York-based S3 Capital, led by Joshua Crane and Robert Schwartz, the financing will support the construction of the 27-unit, seven-story luxury development at 9760 West Bay Harbor Drive. Sales launched in 2023, with 74% of the units — 20 out of 27 — already presold, according to VDA’s announcement.
Designed by Revuelta Architecture International, with interiors and furnishings by high-end brand Artefacto, the development is tailored to discerning buyers looking for waterfront luxury, design, and exclusivity. Units will range from 2,135 to 2,200 square feet, with pricing from $3.8 million to $4.5 million. Residents will enjoy premium amenities including a rooftop pool deck, club room, fitness center, coworking space, lounge, and 10 private marina slips. Artefacto is also furnishing the units and branding the common areas, marking the developer’s first branded partnership in the U.S.
Construction began in April 2025 and is expected to be completed by 2026.
Bay Harbor Islands: A New Luxury Hotspot
The Bay Harbor Islands neighborhood has become a magnet for boutique condo developers seeking to capitalize on strong buyer demand, waterfront living, and limited land availability.
Projects reshaping the area include:

VDA’s Origin Residences adds to this growing pipeline, offering a more exclusive inventory in a rapidly developing area. The developer acquired the half-acre site in 2021 for $4.5 million and has since positioned the project as a flagship for luxury living infused with design-driven identity.
A Strong Start, Despite Legal and Political Distractions
While the South Florida real estate world continues to digest unrelated headlines — such as Miami-Dade dropping a sexual battery charge against developer Ohad Fisherman, or internal feuds like Steve Croman’s family partnership battle — projects like Origin Residences highlight the continued strength of the regional condo market.
Even national politics, including Donald Trump’s new “Big, Beautiful Bill” with its proposed real estate provisions, hasn’t dulled local momentum. Investors and luxury buyers continue to flock to waterfront markets like Bay Harbor Islands, drawn by Florida’s tax benefits, lifestyle appeal, and resilient real estate fundamentals.
As of now, with construction underway and the majority of units presold, Origin Residences by Artefacto stands out as a successful example of how niche, well-branded developments are outperforming in South Florida’s competitive luxury condo scene.
